Community/Property


Effective management requires efficient access to information. c-prime organizes association data so documents, contracts, maps, lists, and reports are only a few keystrokes away.

Quick pick lists fill in the blanks – known residents, addresses, and communities, as well as known inventory in the vicinity of complaints are automatically entered. c-prime recognizes that callers don’t always call about their own unit, so there is room to store information about more than one unit per call. Logs store information about incoming and outgoing correspondence, emails, and telephone call. c-prime also tracks communications to and from vendors, government agencies, prospective buyers – whatever you want to track.

Not all of your data is typed. c-prime stores scans of policies and contracts, as well as text files. You can see it, print it or search it whenever you need to.

Inventory


Resident dollars pay for the management and maintenance of association inventory. c-prime’s inventory function stores all the data you will ever need to plan, inspect, maintain, and report on the community’s inventory.

c-prime tracks inventory items whether or not they have an actual address. You can store inventory items by GPS coordinates or by a description of location.



Inventory – Reserves


An optional module interacts with your inventory data and/or expert reserve studies to help you generate reserve schedules that reflect the specific needs of your associations. Two versions of the component method, where funds are saved for specific inventory items.

  • Analysis 1 ignores the impact of interest and inflation
  • Analysis 2 considers the impact of interest and inflation

Three versions of the cash flow (pooling) method, where funding goals are set so that sufficient funds are available for forecast replacement needs.

  • Analysis 3 assumes a single contribution rate over a 40-year window.
  • Analysis 4 considers varying contributions over a 20-year window.
  • Analysis 5 considers varying contributions and expenditures over a 10-year window.

Whether your inventory data has been provided by the developer, a reserve study expert, or your own hard work, the reserve models provide valuable guidance on saving levels for the association.

Maintenance


Work order management has never been simpler. Work order entry tools include references to known inventory, task specifications, vendors, contacts, contracts, bids, and budgets. Feedback systems have been installed to help you analyze efficiencies and costs.

As work orders are completed, maintenance costs are entered into the inventory, providing additional analysis mechanisms.

The maintenance component also tracks vendors, bids, and contracts, as well as resources, rates and inventories. And did we mention that users can sort maintenance or inspection routes by driving order rather than by the alphabet?


Enforcement


c-prime’s document-based enforcement sector references your policies and covenants as you develop enforcement histories and procedures. Not only will the consistency of enforcement be improved, but training and communication costs will be decreased through clear and understandable processes. c-prime also tracks fines and billable charges to ensure accountability and accuracy.
